Housing costs in Miami-Dade County are not distributed evenly, and the gap is widest where you might not expect it. The typical home here is worth $463,550 while the typical household earns $64,961 a year. That is a ratio of about 7.1 to 1. Housing economists generally treat anything above 5 to 1 as severely unaffordable, which means the metro as a whole sits well past that line before you look at a single neighborhood. This report breaks the metro down ZIP code by ZIP code to show where the pressure actually lands.

The most expensive ZIP codes

The top of the market is concentrated in a handful of areas. 33122 in Miami leads at $1,335,900, roughly 2.9 times the metro median.

Where incomes are highest

Income and home value track each other loosely, but not perfectly. Several ZIP codes carry high housing costs on distinctly middle-class incomes, which is what drives the affordability strain in the next section.

The affordability squeeze: where homes cost the most per dollar earned

This is the most revealing way to read the data. Instead of raw price, it ranks each ZIP code by how many years of typical local income the typical local home costs. The areas at the top of this list are not always the most expensive in absolute terms, which is exactly the point: residents there face the steepest climb relative to what they actually earn.

Least affordable Miami ZIP codes (home value relative to income)
#ZIPCityValue ÷ incomeMedian home valueMedian income
133122Miami15.8×$1,335,900$84,329
233135Miami10.4×$367,100$35,185
333138Miami10.2×$604,300$58,990
433150Miami9.4×$317,200$33,629
533133Miami9.4×$825,100$87,924
633125Miami9.1×$339,300$37,370
733143Miami9.1×$711,800$78,525
833146Miami8.9×$1,119,100$125,720
933127Miami8.7×$346,000$39,690
1033128Miami8.7×$292,400$33,697

A ratio above 5 is the conventional threshold for "severely unaffordable." At the top of this table the multiple reaches 16×, meaning a household earning the local median would need that many years of entire pre-tax income to cover a median home outright. That gap is the practical reason ownership rates fall and rent burdens rise in these neighborhoods.

The most affordable ZIP codes

At the other end, 33147 in Miami has the metro's lowest median home value at $234,100.

Methodology

Figures come from the U.S. Census Bureau's American Community Survey (ACS) 5-Year Estimates, the most reliable small-area source for income and housing. We analyzed 30 Miami-Dade County ZIP codes and, for the value-based rankings, excluded those with fewer than 1,000 residents or no reliable owner-occupied housing sample, leaving 28. Home values use median value of owner-occupied units (B25077); income uses median household income (B19013); rent uses median gross rent (B25064). The affordability ratio is median home value divided by median household income for the same ZIP code, a standard "median multiple" measure. Dollar figures are rounded.
